As we begin to approach the middle of 2021, The Park on Ke’eaumoku will soon launch to the public. Buyers across the nation are realizing that there isn’t enough inventory to quench the buyer demands. Hawaii is no different. In addition to competing against other local buyers, Hawaii Residents must also compete with foreigners who are looking to buy a vacation/second home or people from the mainland (continental US) who are realizing they can work remotely now. The Park on Keeaumoku will help those looking for a home in the Ala Moana neighborhood as it will provide a total of 964 new residential condominium units.

The building will be sold in a few different phases. The first main phase will consist of the Liona Street Tower (The tower closer to the mountain facing Keeaumoku and Liona St) with the Rycroft Tower (the tower closer to the ocean) being sold at a later date. Each tower will have 482 units and 128 units in total (out of the 964) will be set aside and sold as affordable housing (more information to follow). This means 418 units will be sold as market units in the first release. Half will be set aside for owner occupant buyers and the other half will be sold in the unrestricted phase meaning buyers can buy it as a primary residence or as a second home/rental. We can expect to see 2 releases for the first tower (market and unrestricted) with affordable units most likely to follow at a later date.

Amenities

The Park on Keeaumoku Amenities

The tower will have a generous amount of amenities as seen above. There will be a gym, meeting rooms, party rooms, outdoor dining pavilions, and much. more. It will also have commercial retail on the lower floors as well as a park space down below.

Floor Plans

The tower will have studios, 1-bedrooms, 2-bedrooms, and 3-bedroom units in both towers. At this point, it is unclear which units will be available to buyers interested in getting an affordable unit. But it is safe to assume there will at least be studios and 1-bedrooms. Each unit will have a lanai, 8ft high ceilings, floor-to-ceiling windows, quartz countertops, luxury vinyl flooring (kitchen and livingroom), and carpet in the bedrooms. The 3rd floor will have special extra large lanais as it sits right above the commercial retail component of the project. There will also be no upgrade options available to keep things simple. Views

The project will feature a mix of views ranging from ocean, mountain, city, and diamond head views. It will depend on the tower you are in as well as your floor level. To help get a better idea of the potential views from the first tower, you can view this video I made showing the views from different elevations. Remember there will be 44 floors and will go up to 400 ft. So in the video 200 ft elevation will be approximately floor 22.

Takeaways

If you are looking for a new project in metro Oahu close to Ala Moana this may be the one for you. Deposits will be similar to other projects and will require 20% down (broken down into an initial and additional deposit) and the rest of the balance will not be due until a little before completion. The building will start construction after it sells a certain percentage of units and will then typically take anywhere from 2.5–3.5 years after starting construction (exact completion dates are not given as Hawaii construction can sometimes take awhile).
