The Most Competitive Oahu Neighborhoods in 2019

Are you wondering which neighborhoods in Oahu are the hardest to get into? My brokerage firm analyzed all the neighborhoods on the island to find which region was the most competitive in 2019.

The data was compiled from single-family home neighborhoods that had at least 5 sales in 2019. We used bid-ups to measure these neighborhoods. A bid-up is when a property sells for above list price with multiple offers. The neighborhoods that had the most bid-ups by region are:

Kapolei Kai was Oahu’s most competitive neighborhood in 2019

In 2019, more than two in three homes sold for above the asking price in Kapolei Kai. This neighborhood was completed in 2003 and is a planned community comprised of 204 single-family homes located behind Kapolei Middle School. With only 6 home sales in 2019, the turnover is just 2.7%. The median price was $688,500 which was an increase of 2% from just a year ago.

Kapuna Hala was a close second

In Kaneohe, Kapuna Hala we also saw very competitive market conditions with 62.5% of homes that sold above asking price. Kapuna Hala is comprised of 393 single-family homes (newer and older construction). There were only 8 sales in 2019, resulting in a low turnover of just 2%. Yet strong demand pushed the median price up 13% to $892,500 — which is just slightly higher than the overall Kaneohe median sales home price.

Kaneohe was Oahu’s most competitive Region

Out of the 12 regions on Oahu, Kaneohe was the most competitive neighborhood with about one in four homes having bid-up situations. Factors that affect competition among buyers include a neighborhood's median price relative to the surrounding neighborhoods, median days on market, and turnover and desirability.
